Perfect Staging: The Spare Room

Taking into account all the rooms in the property, the guest bedroom is usually the easiest to stage when you come to sell your house. Do not ignore it though, it still has to be in tip top condition.

The items in the bedroom will probably be in acceptable condition as this room is normally only used occasionally. Deterioration can still be caused by sunlight and damp so look at all the items in the room meticulously. Pay particular consideration to the fabrics in the room, such as bedding, curtains and carpets and make sure nothing smells stale.

This room is often used as a storage room, a place to put those items we don’t know what what to do with or those items we are keeping hold of for a rainy day. The room should not be exploited for this function and kept simple with a bed, bedside table and clothes cupboard. Also try not to take out the clothes from the master bedroom to the guest room during staging. You will soon be found out by guests who will delve through your rooms when they are viewing your property.

For possible buyers to separate between the bedrooms you could try the following concept. You could make the spare bedroom look like a hotel room, with a little fridge in the cupboard and a telephone and notepad on the bedside table. By doing this purchasers will see the room as a spare room for guest use and not main use.

First off by staging this space like the other bedrooms. Keep the room airy, clean, with no brassy colors or decorations. Issues in your staging will stick out to possible purchasers, so make sure all rooms in your home are up to the same high standard. If you aren’t sure whether you are able to stage the bedroom to the standard you desire, hiring a professional house stager would be the answer.
