You could make the spare bedroom look like a hotel room, with a little fridge in the cupboard and a telephone and notepad on the bedside table. By doing this purchasers will see the room as a spare room for guest use and not main use.
First off by staging this space like the other bedrooms. Keep the room airy, clean, with no brassy colors or decorations. Issues in your staging will stick out to possible purchasers, so make sure all rooms in your home are up to the same high standard.
