After seeing a superbly staged exterior, the first room a probable buyer is going to set foot in is the living room. This needs to be staged to the same specification as the exterior. With lots of room and massive items of furniture in there, the living room whilst giving you lots of room to work with can be time engrossing.
As always, begin staging with cleansing and de-cluttering. A probable buyer may not have the same tastes as you so it is imperative that your show the room to its best advantage. It’s not only about storing away your cat’s photo from the wall and stashing away the fake Chinese vase. A probable buyer wants to buy the space so you need to construct it. If you have massive or lots of furntiture deliberate on storing it and renting only the rudiments. Any superfluous electrical goods such as a stereo and wiring need to be put or disposed off.
If you have a wooden floor that looks great make sure it is visible. Place rugs under a collection of furniture to highlight the area. If your flooring isn’t in great condition deliberate on covering with laminate replacements, but make sure it looks good quality even if the cost was small.
Family and friends tend to converge in the living room of any home therefore design the room with this in mind. Try to position the furniture in an informal way. To do this you need to take away any large items that can cause barriers in the field of vision. A general focal point of any room is a hearth if you have one. A large window makes a good centre point if your living room does not have a hearth. Keep the furniture away from walls, on the other hand don’t block the traffic flow in the room – keep wide avenues among furniture selections.
Enliven the place with a few features. A few well placed pictures or pieces of art can perfect the area. Try to use something bright and put it in black or white surroundings to emphasis the freshness of color. Placing at eye-level (especially of paintings) is coveted. A nice plant or vase of flowers makes a good impression.
To finish off staging the room, take a look at the lighting available. Move clutter and over the top window coverings to allow in as much natural light as possible. Use your lighting to focus attention on any outstanding details in the room and draw attention to pictures or ornaments. A good quality light with dimmer function works well if you have probable clients arriving on an evening.
